Housing/Office/Commercial rents increase in accordance to the rise in RE prices & speculation & is contingent with the reduced taxation on rents, royalties & such income by landlords/owners. If such increasingly exorbitant rents based on speculation can’t be reasonably paid, or paid at all, by tenants, or other aspirants, the value of the RE will naturally fall, & speculation will be dampened.
